Leasing
Standard leases run 12 months. After the first year, most tenants renew annually or switch to month-to-month at a slightly higher rate — your choice.
Yes. About 60 days before your lease ends we'll reach out with renewal options — sign on for another year or move to a flexible month-to-month arrangement.
Rent covers the home and any amenities listed on the property page. Utilities like electricity, gas, and internet are billed separately unless a property notes otherwise.
Payments
Most homes ask for a deposit equal to one month's rent, collected before move-in and returned within 30 days of move-out, less any documented damages.
Rent is paid online from your tenant dashboard — connect a bank account or card and turn on autopay so you never miss a due date.
Rent is due on the 1st with a short grace period. After that a small flat late fee applies; reach out early if you're ever in a tight spot and we'll work with you.
Applying
Tap Apply on any property, create an account, and complete the online application. You can upload documents and track your status from one dashboard.
Most applications are reviewed within 1–2 business days once your documents and references are in. You'll get an email at every step.
We generally look for combined monthly income around 3× the rent and a fair-or-better credit history. Co-signers and guarantors are welcome if you're just starting out.
Maintenance & Pets
Submit a request from your dashboard with photos and we'll schedule a fix fast. Emergencies are handled 24/7 through the same channel.
Many of our homes are pet friendly — check the badge on each property. Where pets are welcome, a small pet deposit or monthly pet rent may apply.
Absolutely. Request a tour from any property or the contact page and the owner will set up an in-person or video walkthrough at a time that suits you.
